Gas Safety Certificates

If you're a landlord renting out property or a letting agent managing property, then you'll be aware that it is a legal requirement to have a gas safety certificate issued by a Gas Safe Registered engineer.

What do I need to do to get a landlord certificate? 

To ensure that you remain compliant with UK law, we'll need to check all gas fittings and appliances in your tenants' homes to ensure that they are fitted correctly and are in accordance with manufacturer recommendations. Some checks include:

• Checking all gas appliances for gas tightness (appliances include gas cookers, ovens, hobs, gas boilers, gas fires etc.)
• Check the pressure level of the gas against manufacturer recommendations
• Test flue flow
• Check to see that safety devices are in operation and are fully functional.

Once we've checked all gas appliances and once they've passed, we'll hand you a landlord certificate. Alternatively, if there's any remedial work that needs to be carried at another time, we'll arrange a time to come back and carry out the repairs. 

Important things to know for landlords

Once we've handed you your landlord certificate, you must make it available to existing tenants within 28 days or immediately to any new tenants. You must also keep ahold of the certificate for a minimum of 24 months.
